LandSale, a specialist property portal designed to showcase rural and commercial real estate, says its rapid growth highlights a major gap in the market left by mainstream platforms such as Rightmove and Zoopla, where non-standard property listings are often difficult to find.

The platform has been created specifically to handle complex property categories, including farms, country estates, agricultural land, rural homes, woodland and commercial sites. According to the company, these listings have historically been buried within generic categories on traditional property portals, making them difficult for buyers to locate.

LandSale’s platform is designed to organise specialist real estate into more than 100 individual categories, allowing buyers to search across more than 20,000 listings with greater precision.

This categorisation system dramatically reduces the time required to locate suitable properties. While buyers previously reported spending several hours searching through conventional portals to find relevant listings, LandSale claims its search functionality can deliver tailored results within minutes.

The platform focuses primarily on properties exceeding one acre in size, although it also includes high-demand sub-acre specialist listings such as development plots, barn conversions and unique rural homes.

Buyers can filter properties across a wide range of niche asset classes, including farmland, woodland, country houses, commercial premises, pubs, industrial sites and Biodiversity Net Gain (BNG) units, a rapidly emerging market driven by new environmental regulations.

Adam Morris, founder of LandSale, said the platform was created to address the frustrations faced by buyers searching for specialist property types.

LandSale is also positioning itself as an alternative marketing channel for estate agents specialising in rural and agricultural property.

Many smaller rural agencies struggle to justify the high listing fees associated with traditional property portals. LandSale says it is actively onboarding agents across the UK and providing them with free access to the platform during its initial growth phase.

By targeting a highly specific audience of land and rural property buyers, the platform aims to deliver more qualified leads while reducing marketing costs for specialist estate agents.

The company says the portal already hosts one of the most comprehensive inventories of specialist property listings in the UK.
