LendInvest funds £10.9m redevelopment of historic Caerleon college with Acorn Property Group

The funding will support Acorn Property Group, a long-standing borrower with a strong track record, in transforming a former college and two lodges into 48 high-quality private apartments.

The scheme involves the conversion and sensitive refurbishment of three Grade II listed buildings — the former college building, the principal’s residence, and the caretaker’s lodge. The main college structure will house 44 apartments, while the remaining four units will be created within the adjacent lodges.

The site holds cultural significance, having featured as a prominent filming location for the hit Netflix drama “Sex Education.”

Steve Larkin, Managing Director for Development at LendInvest, praised the project as a model of thoughtful regeneration.

The project, named Tempus at Parc y Coleg, aims to deliver elegant, contemporary homes while carefully preserving the architectural heritage of the site.

Acorn, known for its focus on design-led developments, has previously partnered with LendInvest on a series of successful schemes across the UK.

The deal was brokered by SPF Private Clients, whose Executive Director Daniel O’Neil credited LendInvest’s approach for enabling the funding to proceed swiftly.

“LendInvest’s flexible structure, quick turnaround and deep understanding of the borrower’s specific requirements made them the right fit for this project,” O’Neil said.

As part of the loan structure, the deal includes both land acquisition and construction finance, ensuring a smooth transition from planning through to delivery.
