Frasers Property has launched its first managed lease solution in the UK at Winnersh Triangle, marking a strategic shift in how the landlord is responding to occupier demand for flexibility without sacrificing long-term security.
Delivered in partnership with managed workspace operator RE-DEFINED, the new all-inclusive model blends the stability of a traditional lease with the convenience and service levels associated with managed workspaces. The offer is now available across multiple buildings at Winnersh Triangle and is designed to provide scalable, bespoke solutions for occupiers of different sizes.
The first business to take space under the new model is Forcepoint, a global data-first cybersecurity specialist. Founded in 1994 and trusted by governments and major enterprises worldwide, Forcepoint has secured a 6,000 sq ft managed workspace in Building 1020 on a five-year lease.
Frasers Property said the move reflects growing demand from occupiers for ready-to-occupy space that combines flexibility with longer-term certainty, particularly within high-quality, campus-style environments.
Sarah Taylor, senior asset manager at Frasers Property UK, said the launch represents an evolution in the company’s UK leasing strategy.
“We are pleased to introduce our first managed office solution at Winnersh Triangle, delivered in partnership with RE-DEFINED, and we’re delighted that Forcepoint has been the first occupier to benefit from this approach,” she said. “This partnership reflects the growing demand for flexible leasing options within a traditional office environment and expands our offer to include managed solutions alongside fully fitted and furnished spaces.”
“At Frasers Property, we’re committed to investing in solutions that give occupiers greater choice and flexibility, creating future-ready environments where businesses can grow and thrive for the long term,” Taylor added.
Winnersh Triangle is a 1.5 million sq ft mixed-use estate owned and managed by Frasers Property UK. The business park accommodates a wide range of occupiers, from large corporate headquarters and Grade A offices to start-ups, hybrid workspace buildings and data centres, with a strong concentration of technology, data and science-led companies.
The estate has also built a reputation for occupier wellbeing, with more than 90 acres of landscaped green space and a programme of health-focused events aimed at supporting productivity and community engagement. In 2024, Frasers Property UK was named Commercial Landlord of the Year at the Thames Valley Property Awards.
Frasers Property UK is advised by Hollis Hockley and CBRE.
The launch of the managed lease model signals a broader shift in the UK office market, as landlords increasingly look to bridge the gap between conventional leasing structures and the flexibility demanded by modern occupiers.
