Two luxury duplex penthouses overlooking Lord’s Cricket Ground have been sold to Asian investors for a combined £15.5 million, underlining the continued appeal of prime London residential property to international buyers.

The homes form part of Lord’s View One, a high-end development in St John’s Wood by LandCap. The transactions were handled by joint selling agents DDRE Global and Knight Frank, reflecting strong overseas demand for trophy assets with unique lifestyle credentials.

The duplex penthouses are designed to capitalise on their rare location directly overlooking the world’s most famous cricket ground. Residents can enjoy uninterrupted views of matches from expansive living areas, private terraces and rooftop gardens, offering a level of sporting immersion unmatched elsewhere in the capital.

Each penthouse features dual or triple aspect double reception rooms on the upper floor, bespoke kitchens with breakfast areas and a guest powder room, and three ensuite bedrooms arranged across the lower level. More than 1,000 square feet of private outdoor space accompanies each home, including a private rooftop garden with panoramic views across the pitch. Additional amenities include two parking spaces with EV charging and a dedicated on-site concierge service.

With the first phase of penthouses now 50 per cent sold, LandCap is preparing to launch the second phase of the scheme in early 2025. This will include two further penthouses, with sizes reaching up to 2,368 square feet. Service charges are set at approximately £6 per square foot, significantly below those seen in many comparable central London luxury developments, a factor expected to appeal to both owner-occupiers and investors.

Faris McKinnon of LandCap said the early sales had validated the development’s concept and execution. He added that the combination of design quality and unparalleled views over Lord’s was expected to drive strong interest when the next phase comes to market.

The St John’s Wood location, long favoured by international buyers, combined with the global prestige of Lord’s Cricket Ground, continues to attract overseas capital. For Asian investors in particular, the penthouses offer a rare blend of architectural quality, lifestyle appeal and long-term investment value in one of London’s most enduring prime residential neighbourhoods.
