As homebuyers search for their ideal property, it’s not just the house itself that matters. According to recent research by estate agent Jackson-Stops, 75% of prospective buyers say having a local pub is the most important lifestyle amenity.
This survey, which questioned over 3,000 homebuyers in England and Wales, sheds light on the significance of local services, from post offices to farm shops, in driving property decisions.
A nostalgic nod to local amenities
With UK pubs disappearing at a rate of 80 per month, Jackson-Stops’ findings highlight the enduring appeal of local watering holes. Nick Leeming, chairman of Jackson-Stops, commented: “Our research shows that location plays a pivotal role in making or breaking a sale. Villages that retain high street staples and local pubs command higher premiums as they embody the traditional charm many buyers seek.”
In addition to pubs, sports facilities, including golf courses and gyms, were a priority for 53% of respondents, while 26% placed value on proximity to National Trust properties.

local services: a GP tops the list
In a time of increasing strain on NHS services, access to a local GP is the most sought-after local service for 70% of homebuyers. Fast and reliable broadband followed at 46%, reflecting the rise in remote working. Transport links, village halls, and pharmacies also ranked high on the list of essential services.

high street essentials: the importance of local shops
On the high street, the post office remains the most valued shop for 51% of buyers, closely followed by corner shops (45%). A desire to support local businesses and sustainable food sources was reflected in the 33% of respondents who consider farm shops essential. Butchers, bakers, and greengrocers are also in demand.
