Hotel Indigo, a 122-bedroom boutique hotel at the heart of Cardiff city centre, has been put up for sale with a guide price of £5 million.

The long leasehold interest is being marketed by Colliers’ specialist Hotels team as a rare opportunity to acquire a branded lifestyle asset in one of the UK’s busiest regional capitals.

Occupying part of Dominions House—an elegant early 20th-century former office building with no listed status restrictions—the hotel forms part of IHG’s upscale boutique brand. Known for its stylish interiors inspired by the local area, Hotel Indigo Cardiff features themed rooms that reflect Welsh materials, heritage, and culture, offering guests a uniquely immersive stay.

Located just off Queen Street and only a five-minute walk from the Principality Stadium, the hotel benefits from high footfall in a city that attracts over 18 million visitors a year. The property includes six upper floors as well as ground and basement levels, offering extensive guest amenities such as a bar with city views, roof terrace, and the 90-cover Lefel 6 restaurant. Bute & Co, a ground-floor coffee house, also draws on Welsh design influences.

Peter Brunt, Director in Colliers’ Hotels team, said: “Hotel Indigo Cardiff offers an incredible opportunity to acquire a high-profile asset in a bustling city that’s known for its vibrant tourism and business sectors. With its prime location, upscale design, and strong backing from IHG, it’s an ideal investment for any hotel operator looking to expand or enter the Cardiff market.”

Josh Sullivan, Associate Director at Colliers, added: “The sale of Hotel Indigo marks a rare chance to acquire a branded hotel with a substantial number of keys in a capital city location, at an attractive price point. We expect strong interest from a diverse range of investors, operators, and capital sources.”

The property offers significant potential for future operators looking to benefit from Cardiff’s strong mix of leisure tourism, university trade, and corporate demand, all supported by the city’s growing profile as a regional business and events hub.
