Dubai’s ultra-prime property market has taken another bold step forward with super-luxury developer 25 Degrees securing an exclusive $100 million land deal for a rare plot at the very tip of Palm Jumeirah.
The developer plans to build five ultra-luxury villas on the site, including a flagship double-sized beachfront home with 120 metres of private shoreline and uninterrupted panoramic views.
The 90,000-square-foot parcel, located at the end of one of the iconic man-made island’s fronds, was purchased for 365 million dirhams, a striking figure that reflects the scarcity of undeveloped freehold land on the Palm. With inventory tightening and demand from global ultra-high-net-worth individuals (UHNWIs) remaining strong, the deal signals continued strength in Dubai’s high-end real estate sector.
Co-founded by international investor David von Rosen, 25 Degrees is carving out a reputation for pushing the limits of what’s possible in Dubai’s luxury property space. The developer made headlines last year with a $17 million villa sale, setting a record for a renovated Garden Home on the Palm.
This new acquisition marks a significant milestone in the company’s expansion strategy. The firm intends to develop four high-end beach villas, along with a fifth, ultra-premium home on the most sought-after section of the plot. That centrepiece property will sit at the edge of the frond, surrounded by water and commanding elevated views of the Arabian Gulf.
“This is an exciting moment for 25 Degrees, and a major strategic milestone as we continue to expand our footprint across the prestigious Palm Jumeirah,” said von Rosen.
“Securing an undeveloped plot of land on the Palm is already a genuine rarity – let alone a spot at the tip of the frond, surrounded by sea views and open air. This is the height of exclusivity.”
In a statement, von Rosen hinted at the potential for another record-breaking sale, with the firm’s new villas poised to set fresh benchmarks in design, space, and beachfront access. The flagship double villa, in particular, is being positioned to appeal to the global elite seeking custom-built beachfront estates in one of the world’s most recognisable luxury enclaves.
25 Degrees has partnered with award-winning architectural practice Killa Design, the firm behind Dubai’s Museum of the Future, to deliver the vision. The collaboration is expected to result in architectural excellence tailored specifically to meet the refined tastes of UHNW buyers.
“Above all, this plot is a blank canvas,” von Rosen added. “It’s an opportunity for us to carve out our vision for luxury living in Dubai, setting new standards and expectations for UHNWIs settling in the region.”
